Tpas welcomes the consultation on rent setting as an attempt to gain some clarity for both tenants and landlords on a hugely impactful issue.


The government have released a consultation on rent setting for the social housing sector. It's seeking your views on the introduction of a new cap on rents in response to the cost of living crisis.

Jenny Osbourne, Chief Executive, encouraged everyone to get involved in the conversation. “It’s an extremely concerning time for people with rising heating costs and the overall cost of living. Tenants need clear information on what will happen in the months and years ahead. A cap would help but you can only stretch things so far. When we are facing choices for some between heating and eating any rise is a strain”.

 

Tpas have also expressed concern for landlords.

 

Caritas Charles, Tpas Policy and Insight Manager, feels that wider questions need to be answered “with already over-stretched provision, landlords and tenants can’t face this alone. The long term implications for this are dramatic with knock on effects for maintenance of existing stock and investment in building new housing. Housing providers have to have plans for investment looking 30yrs into the future. The current situation, unless significant government help is given, will potentially see a major rewrite of those plans.“
